Welcome to Poderi La Rocchetta! We would like to inform you about the rules to be observed during your stay, which are not only those established by law but especially those dictated by common sense and mutual respect. Choosing to stay at Poderi La Rocchetta means fully accepting the present regulations.

Payment Methods

If available, the total payment for the stay is required at the time of booking. Payment can be made via bank transfer or credit card. Payment instructions will be provided in the booking confirmation email.

Personal Data

In accordance with Article 13 of Legislative Decree 30.06.2003, No. 196, all personal data of our clients will be processed both electronically and manually to fulfill fiscal obligations (such as issuing invoices, recording data, etc.) and provide the requested service.

Upon arrival, clients will be required to present identification for communication with the relevant police authorities.

Cancellation, Early Departures, No Show

• In case of cancellation up to 60 days before the arrival date, a full refund of the amount paid is provided.
• In case of cancellation up to one month before the stay, 50% of the amount paid will be refunded.
• In case of cancellation within 30 days of the arrival date or in the event of early departure during the stay, the entire amount paid will be retained.

Early Departures

In case of early departures, for example, 1 or 2 days before the end of the stay, the entire amount will be retained, and there will be no refund for unused days. We will retain the funds to cover expenses and planned arrangements. Please note that “Poderi La Rocchetta” is not a hotel but a family-run establishment, and we appreciate your understanding.

No Show

In case of a no-show, the entire booked stay amount will be charged.

Arrival Time

Check-in: from 4:00 PM to 8:00 PM. We are happy to accommodate an early check-in when possible. Check-ins after 8:00 PM need to be arranged at the time of booking and may be subject to a surcharge of €50.00.

Check-out: by 10:00 AM. We are happy to extend the check-out time when possible.

You can leave your luggage at the Villa before check-in or after check-out, with prior communication with the property. Poderi La Rocchetta is not responsible for the loss, theft, or damage to your belongings. We suggest keeping your most important personal items with you at all times.

Arrival Please inform us of your expected arrival time at least 24 hours in advance by phone.

Arriving at the property without notifying the arrival time may result in delays, and such inconvenience cannot be a reason for complaints or refund claims.

Upon arrival, it is necessary to provide valid identification for all guests (Passport, ID, or Driver’s License), required for the registrations as per current regulations. At check-in, you will be given five sets of keys with a remote control, to be returned upon your departure. Please be careful not to lose the keys; their replacement costs €30.00, and in case of loss, the entire amount will be charged.

Security

For Public Safety reasons, access to the property is prohibited at any time to persons other than registered guests.

The Villa is equipped with an alarm system.

Please keep an eye on your children during your stay, especially around the pool. The use of any glass items around the pool and in the lawn is strictly prohibited.

Cleaning

Midweek (or daily, if requested) cleaning of rooms and bathrooms is carried out between 10:00 AM and 1:00 PM. Cleaning is not guaranteed after this time.

We recommend vacating the room by 10:00 AM and arranging personal items to facilitate effective cleaning.

Any Damages

Any damage to the property or items in the Villa must be reported so that it can be repaired or replaced.

Payment will be requested once the damage is assessed.

Smoking, Alcohol, Drugs

Smoking is prohibited in all indoor areas of the Villa.

Please use ashtrays strictly. Do not extinguish cigarettes or leave cigarette butts in the garden. The use of illicit drugs is strictly prohibited within the property.

Consume alcohol with moderation.

Pets

Pets are allowed inside our property, subject to communication and confirmation during booking.

Other Rules

• Please do not remove equipment or furniture from the B & B premises.
• Please do not use your room for purposes other than accommodation.
• We expect appropriate and respectful behavior during your stay.

Final Consideration

If the guest does not fully comply with these regulations, we reserve the right to terminate the stay in our property according to applicable contractual terms.
